Option 1:
CDS provides $50 per square foot for leasehold improvements $50/ft x 2,800=140,000
Rent $12.75 per square foot $12.75 x $2,800=435,700 annual lease (or $2,975/mo)

Option 2:
CDS provides no leasehold improvements allowance
Rent $8.00 per square foot $8.00 x $2,800=$22,400 annual lease (or $1.867/mo)
In both options it would be a triple net lease
Lease term to be negotiable
